Building Information Modeling
BUILDING-INFORMATION-MODELING (BIM) has ushered the design and constructability of the new high performance facilities into the 21st Century allowing for better integration of architectural, structural and building environmental systems through 3-D building design and animation. Using BIM, the BCER design team can keep the building design more fluid for a longer period of time relative to the contract document phase of the projects. Traditional electronic drafting (2 dimensional CAD) cannot offer the 'change-management' technology BIM offers. Using BIM, the design team can design faster and more accurately helping to eliminate coordination oversights, which can occur in multiple unrelated 2-D drawings.
BIM models can be used for coordination of documents as well as visualization of the structure. The contractor can also use BIM models to assist in the preparation of cost estimates as well as a template for shop drawing development.
The mechanical and electrical system BIM models also provide a record of all the mechanical and electrical components, including quantities used in construction. This information can be 'mined' and the materials can be extracted and reused by the facilities management team.
Intelligent BIM modeling will also allow reporting that is fully coordinated and customizable for the construction project. Reports such as material take-offs, program analysis, schedules and outline specifications can be automatically generated to complement the drawing package. With sophisticated rendering and animation capabilities built-in we have the tools needed to fully integrate design, coordinate trades interface and document and present the construction documents.
As buildings assume a broader social and functional role, designers are balancing functionality with building performance concerns. Issues such as life safety, security, and sustainability are becoming defining characteristics of quality design in this new realm of per formative architecture.
Technology is a key enabler for successful design and construction of intelligent, efficient, and high performance buildings. Buildings today are a complex collection of interlocking systems and design changes can have a rippling effect across the entire design spectrum. Operating in a BIM environment allows BCER and the entire design team the opportunity to capitalize and benefit from this technology.
